Which is a good location for an office in Mumbai?

Which is a good location for an office in Mumbai? Well that’s the question one has on their mind when they want to setup an office here in Mumbai. There are a few major office zones in Mumbai. Lets begin from the south of Mumbai and go northwards.

Colaba, Cuffe parade:
This used to be go-to office address a decade or two back. Now this area has lost its shine as the go-to address due to various reasons like high market price & long distance from Suburban Mumbai where most of the residential areas lie. Hence employees have to travel a large distance to reach their offices everyday.  Many companies still have their head offices still at these locations but bigger and swankier office branches would be in other (northward) locations.
Pros: Heritage precinct, Not much traffic compared to other busy locations.
Cons: Commute is too long for most of the employees, high rentals.

Lower Parel:
This area has become one of the most preferred corporate addresses in Mumbai. This is a cluster of good-looking corporate towers where every year or two a new corporate office tower is being built. This area has attracted a lot of Banking & Finance related offices. Good buildings in this area are India Bulls Finance Centre, Peninsula Business Park, One India Bulls, Sunshine Tower, etc. It also has some of the most elite residential projects like Lodha World Towers & India Bulls Blu.
Pros: Excellent public transport (Central and western railway), Geographical centre of city
Cons: Heavy traffic on roads during office peak hours

BKC (Bandra Kurla Complex):
BKC has emerged as the most expensive and swanky address in all of Mumbai. This area is home to a large number of MNCs and other large private and public sector companies in India. Some of the companies have their office spread across entire buildings.
Pros: Awesome buildings & companies as your neighbors, wide roads
Cons: Railway stations are not easily accessible

Andheri:
Andheri east has emerged as a very cost effective location with good public transport, existing metro stations, additional proposed metro lines, etc. Andheri has a lot of well known corporate brands who want their offices in affordable locations. New corporate buildings are coming up every couple of years and getting fully occupied within no time.
Pros: Excellent connectivity to western Mumbai. Good connectivity to central Mumbai through JVLR,  SCLR & Andheri-Kurla road. Good metro lines (existing & proposed), good western railway connectivity. Affordable rentals.
Cons: Road traffice during peak hours

Malad:
Malad Mindspace has come up in the last decade or so with good glass facade buildings, large floor plates and affordable rentals. It is hence home to many BPOs who require large floor plates to accommodate a large number of employees.
Pros: Affordable rentals
Cons: Geographically isolated

Vikhroli:
Most of the land in Vikhroli belongs to Godrej. Hence Vikhroli has a lot of office space offered by Godrej at affordable rentals. Godrej is also creating commercial office space at its existing manufacturing plant location. Vikhroli is home to many MNCs, BPOs and other IT companies such as TCS, Accenture etc. This location is well connected by road and railway network.
Pros: Affordable rentals, large companies have their offices here, good connectivity
Cons: None so far

These above locations are a part of Mumbai Metropolitan Region. Other locations like Vashi and Airoli are excluded here as they are a part of Navi Mumbai City.
